Do you need a Building Warrant of Fitness?
To quote from the Building act 2004
The Owners’ responsibilities are to ensure their buildings are safe to use: Guidance on building warrants of fitness and compliance schedules (November 2010).
As an owner of a commercial building it is YOUR responsibility to ensure you comply with this legislation.

What triggers a Building Warrant of Fitness is a “system” that being any of the below:
Fire Alarm, Emergency Lighting, Sprinklers, Backflow, Mechanical Ventilation/Air conditioning, automatic doors/access control, Riser Mains, Lifts, fume cupboards, audio loops, maintenance units, smoke control systems, cable cars and pressurisations systems.
Not only Systems in a building must be tested and maintained but “features” must be inspected and maintained in accordance to the Building Act 2004. You will find all your systems and features listed on your Compliance Schedule issued by your local Territorial Authority, this document states how often these HAVE to be tested and/or inspected. It also states your annual Building Warrant of Fitness date, which is required to be issued on an annual basis.
The Building Act is about people not property, to ensure all persons occupying a commercial building are working in a safe environment and can be assured all systems and features are being maintained to ensure this.
